When I mention 55+ communities, I can almost see the picture forming in people’s heads. Bingo nights. Shuffleboard. Everyone moving a little slower.
Then they walk into one, and the picture changes fast.
I work with people making this move every week here in Northeast Florida. Most of the worries I hear come from old ideas, not how these communities actually work. So let’s clear up the five myths I hear most.
Myth #1: “It’s basically a retirement home.”
The truth: A 55+ community is a neighborhood, not a care facility.
You own your home. You come and go as you please. You cook in your own kitchen, travel when you want, and live your life the same way you do now. There is no staff checking on you and no medical care built in.
Assisted living and memory care are completely different. A 55+ community is simply a neighborhood designed for people at a certain stage of life.
Myth #2: “Everyone there is 80, and my grandkids can’t visit.”
The truth: Many residents are in their 50s and 60s, and plenty of them still work.
Here is how the age rule works. Under federal housing law, at least 80% of the homes in a 55+ community need at least one resident who is 55 or older. That leaves some room, like a younger spouse living with someone who meets the age requirement.
And yes, the grandkids can visit. Each community sets its own rules for how long younger guests can stay, so this is a good question to ask on your tour.
Myth #3: “The fees will eat you alive.”
The truth: The fees are real, but so is what they cover.
Most 55+ communities have an HOA fee. Some in Florida also have a CDD fee. A CDD is a Community Development District. It helps pay for things like roads, water lines, and shared spaces, and it shows up on your property tax bill.
Before you decide the fees are too high, look at what you’re paying now. Add up lawn care, pool upkeep, the gym membership, and the time you spend on all of it. Many of my clients are surprised by how that comparison turns out.
Myth #4: “There are so many rules, you’ll lose your freedom.”
The truth: The rules are a lot like any HOA neighborhood.
There are guidelines about things like paint colors, parking, and yard upkeep. They exist to protect everyone’s home value. Before you buy, you’ll get a copy of the rules so you know exactly what you’re agreeing to. No surprises.
How involved you get is up to you. Some people join every club. Others just enjoy the quiet.
Myth #5: “Moving there means I’m slowing down.”
The truth: Most people move to do more, not less.
Pickleball in the morning. Lunch with new friends. A walk around the lake at sunset. No more weekends spent fixing things around a house that’s too big.
The people I help aren’t giving up anything. They’re choosing where they want to spend their energy in this next chapter.
