Thinking About Right-Sizing Next Year? 5 Things to Do This Fall

The holidays are almost here. For a lot of the people I talk with, that means a full house again. Kids, grandkids, the big table, the guest rooms finally getting used.

And it’s often right around this time that a quiet thought shows up: “Maybe this is the last year we do it here.”

If that sounds familiar, you don’t need to put a sign in the yard tomorrow. But fall is a great time to start getting ready. Spring is a popular time to make a move, and the people who have the smoothest moves usually start well before then.

Here are five simple things you can do between now and New Year’s.

1. Pay attention to how you really use your home this season

This holiday season, notice which rooms get used and which ones don’t. How many nights a year are the guest rooms full? Does hosting look the same as it did ten years ago? Who’s doing all the cooking and cleaning up? Jot down what you notice. Those notes will tell you more about the size of home that fits your life now than any floor plan will.

2. Start the family conversation while everyone’s together

When the family is gathered, it can be a natural time to share what you’re thinking. It doesn’t have to be a big announcement. Something like “We’re starting to think about what’s next” is plenty. Ask if there’s anything they’d love to keep someday. That gives them time to think, and it saves everyone from surprises later.

3. Let the holiday decorations be your first sorting project

As you pull out the bins this year, ask yourself what really gets used. Sort into four piles: keep, family, donate, and “not sure yet.” Give the “not sure” pile 30 days, because time does a lot of the sorting for you. One closet at a time is enough. If the whole house feels like too much, a senior move manager can help. The National Association of Senior & Specialty Move Managers (nasmm.org) is a good place to find one.

4. Make a short list of the repairs you keep putting off

Walk through your home like a buyer would. The dripping faucet. The worn carpet. The room that’s needed paint for a while. Write it all down. You don’t have to fix everything, but the list helps you decide what’s worth doing. And it’s often easier to get on someone’s schedule before the spring rush.

5. Learn your numbers and look around

The biggest stress in a move is the unknown. What is my home worth? What would my next home cost? Getting those answers early takes a lot of the worry away. Fall is also a lovely time to visit a few 55+ communities. The weather is cooler, so it’s easy to walk around and get a feel for a place. Right-sizing doesn’t have to happen all at once

A few small steps this fall can make spring feel so much easier. When you’re ready to talk through your options, there’s no pressure and no rush. It’s just a conversation.

Let’s talk about your next chapter.
