Duval County: prices held, and sales picked up
In Duval County’s 55+ communities, the median sale price in July was $457,000, up 6.5% from a year ago. Closed sales were up too — a 75% jump year-over-year. That’s a small pool of sales, so I wouldn’t read too much into the percentage alone, but the takeaway is simple: sellers in Duval’s 55+ communities held their ground on price this summer, and more of them found buyers.
St. Johns County: more buyers, softer pricing
St. Johns County told a different story. The median sale price came in at $478,000, down 7.1% year-over-year. But closed sales jumped to 36, up 50% from last July. A lot more buyers came through the door — and pricing eased a bit to meet them.
What this means if you’re thinking about a move
Two counties, one month, two very different stories. That’s exactly why a citywide headline doesn’t tell you much about your specific community. Prices moved in opposite directions in Duval and St. Johns this July, and both markets still saw more homes sell than last year.
