By the time someone calls me about moving to Jacksonville, they’ve usually already done their homework — good weather, no state income tax, a slower pace than where they’re coming from. But the questions that actually come up in that first conversation are rarely the ones people expect going in.

“Wait, Is Jacksonville the Beach, or Somewhere Else Entirely?”

• “Do I actually get a property tax break as a Florida resident?” Florida’s homestead exemption can meaningfully lower a primary residence’s taxable value, but it depends on residency and requires filing — it isn’t automatic.
• “What does hurricane insurance actually look like here?” Coverage, cost, and requirements vary quite a bit by area, flood zone, and community, and it’s usually more nuanced than news headlines make it sound.
• “Is it actually hot here, or ‘Florida hot’?” Northeast Florida runs milder than South Florida, but summers are still humid — and that surprises people who pictured “Florida weather” as one single thing statewide.

What Surprises People Most Once They Visit

It’s rarely the heat. It’s usually how green everything is. The oak canopies, the ponds, the lack of the flat, treeless stretches some people picture when they imagine a “new Florida community.” A lot of my out-of-state clients expect palm trees and pavement — what they find instead is closer to a quiet, established town with real shade and mature landscaping.

None of these questions are wrong to ask, and none of them mean you’re unprepared. They’re exactly what a first conversation is for. I’d always rather answer twenty small questions up front than have someone find out the hard way after closing.
